Today is a good indication of what we have in store for the next few months in the Pacific Northwest. It’s a grey, windy and rainy Autumn day. Put on your Rubber Boots it’s time to jump in some puddles! And it reminds me of why the 2 Strongest Real Estate Markets in our Puget Sound neighborhoods are the Spring and the Fall Markets. People from other areas are often surprised that we have such a strong home sales market in the Fall but its true and here’s why.
There is a lot of Psychology involved in any sales industry and the real estate market has its share of psychological issues as well. I believe that some of these conditions and issues can be very regional. The Northwest, for example, is known for its rich green landscapes and . . . its gray rainy days. For me, personally, the Green out ways the Gray, which explains why I love the Northwest, but it does create certain conditions we should consider.
My theory, and other brokers, is that our neighbors, living in our Puget Sound communities, are ready and some desparate to buy in the spring after spending 3 or more months in their dark, probably small homes with bedrooms that were feeling smaller and smaller over the winter and with nowhere to go for the family to escape from each other. So in the Spring, they want to bust out into a new larger home with lots of windows and an abundance of light, rooms and space! The Fall real estate Market can still follow my theory. If they didn’t find the right home by April and the sun has now come out, they can go outside now for walks to find some private time and they are looking forward to summer, it just doesn’t seem quite as bad as it did 30 days before. Many Buyers will put the home buying process on hold through the summer months while they play in our short term sunshine. BUT when the first signs of “the cloudy ainy days are coming”, the next surge of home buyers show up out of the fear they will be spending ANOTHER winter in their small, dark homes. It’s time for a change of view! And again, the Fall Seattle Tacoma area Markets gets a surge of new sales!
The adage here is if you have missed out on putting your house on the market during the Fall Market in the Pacific Northwest then start planning NOW for the Spring market and be ready in February before the crowds and ompetition increase in March and April! Don’t wait for March, be ready ahead of time. The early bird really does win in this market. I always counsel my sellers to be ready in February because our market times in the different communities vary and you have to have enough exposure in the market place to sell.
