Autumn Tips For Preparing Your Pacific Northwest Home For The Real Estate Market

   The leaves have all turned beautiful red, orange and golden colors turning our yards into beautiful surroundings. BUT……it unfortunately also means more work for the home sellers who are going to be ahead of the game in successfully selling their homes.  Of course the homes located in the higher elevation areas like Snoqualmie Ridge and North Bend are well ahead of the seasonal changes compared to the coast communities like Edmonds, Magnolia, Burien and Seattle and Tacoma where it has stayed a little warmer due to our great Puget Sound.  
 
Here are a number of tips for this preparation and lastly we will talk about what we do to ADD color and drama to your property so it stands out above the crowd!
  
•           Rake up leaves is an obvious first step            
•           Sweep up all debris from sidewalks
           
•           Remove moss from walk ways that may be slippery
           
•           Check gutters for leaves that may clog them
           
•           DO your last weeding of the year!
           
•           Cut back to the ground all dead vegetation!
           
•           Fertilize your lawn before it freezes
           
•           Disconnect all hoses from hose bibs and drain so you don't have freezing issues
           
•           Cover exterior faucets with insulated caps to keep from freezing, as well.
           
•           Add fresh Mulch to protect your gardens and giving them a clean look
 

Well, that is a good and basic start in creating a perfect selling environment for your property. Now for the Color and added drama for curb appeal!
             
•           You can begin by adding fall flowers ie Chrysanthemums Winter Pansies and my favorite the purple and green Kale
           
•           How about painting the front door  a bright color and/or
           
•           Place a Grouping of Bright Colored Pots with either seasonal flowers or evergreens or
           
•           Add a grouping consisting of a Lantern with a couple of Pumpkins or an interesting artifact i.e. an antique Tricycle or
           
•           Add a bright colored Bench near your front door or in your front garden - Color is critical! and get Creative NOT Cluttered!
           
•           Often times a house is in need of Shutters and those can either match the door or be a contrasting color to the house color.
           
•           and Now don't forget the rear and side yards.

Your potential buyer will appreciate ALL that you have done to protect your landscaping for the winter and to create a welcoming setting.
  I am currently adding some columns to a house which needed that extra architectural element for curb appeal and we just painted the front door an appealing tomato color, not red but a color with some surprise in it! If color is difficult for you don't hesitate to use the great small sample you can find at many paint stores now and use a poster board so you have a LARGE paint chip to tat the color against your base color of your house. Now stand back and get the real picture of the striking color you have found to make your house stand out!  

With the days getting shorter and late afternoon darker the house that is well lit will impress the agent's buyers who drive up for the first time in the dark. Make sure your light bulbs are on at dusk with a timer and for added drama you can add accent lighting to an impressive tree in the yard or the front of the house. 2-3 accent lighting areas in a yard are done with thought and will really hi-light the architectural appeal of the yard and or house. AND its impressive!  

I wasn't planning on writing about the interior in this blog but I just showed a few houses this past weekend and was reminded of the "cold" house we walked into and the next "warm" house we went into that my clients wanted to stay and relax in. The "cold" house we went in and out of in just a few minutes, it was too cold! However the warm house was the house we stayed in and I watched the buyers taking time to visually move their furniture into it and they took time to see all of this homes amenities. Which house do you think will sell faster?
